Job Title: Building Engineer

Responsible to assist with troubleshooting, diagnostics, housekeeping and repairs on buildings, vehicles, grounds and maintenance equipment for assigned properties/facilities. Assist with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment and HVAC. Clean, lubricate and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical and hydraulic devices. Assist with installation and modification of building equipment systems. Troubleshoot, evaluate and make recommendations to upgrade maintenance operations. Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance. Respond immediately to emergency situations and customer concerns. Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions. Maintain and operate life safety/fire systems. Comply with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practice safe work habits.

In addition, we provide specialized real estate solutions for the healthcare industry and mid-size corporations.

The organization provides services through three primary business lines: NorthMarq Capital, Real Estate Services and Investment Services.

We are currently seeking two Building Engineers to service a multi-story, class A suburban high-rise building located in Bloomington.

Responsibilities:
  • Maintain the HVAC equipment for properties assigned. Responsible for the seasonal operation of building HVAC equipment, including domestic water boilers and air conditioning systems
  • Routine mechanical HVAC related repairs and replacements.
  • Conducts routine equipment examinations and maintains detailed preventative maintenance records as directed.
  • Testing and maintenance of property life safety systems, emergency lighting, fire extinguishers, emergency generators.
  • Perform repairs of plumbing, light fixtures, doors, hardware, light electrical, replacing lights, all building maintenance related items, including trash pick up, delivery of items requested by management.

Minimum Qualifications:
  • High school education; vocational or technical education or college degree is required.
  • 3+ years of commercial experience as a building engineer.
  • Boiler License required, CFC License preferred
  • Strong human relation skills in order to interact positively with a wide range of people.
  • Basic computer familiarity.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Ability to work in a team environment.
  • BOMA SMT or SMA Qualifications a plus.

Job Title: Property Manager (2 positions available)

In addition, we provide specialized real estate solutions for the healthcare industry and mid-size corporations.

The organization provides services through three primary business lines: NorthMarq Capital, Real Estate Services and Investment Services.

We are currently seeking two Property Manager positions in our Real Estate Services business.

1) Retail Property Manager: located in Bloomington with a portfolio of approximately 1 million square feet. Position requires 3-5 years of retail property management experience.

2) Property Manager: Mixed portfolio of office and Industrial of 500,000 square feet. Located in downtown Minneapolis.

Major Responsibilities:
  1. Tenant Relations: Process tenant requests and inquiries promptly, enforce lease requirements, meet with tenants regularly to establish strong relationships.
  2. Financial: Prepare annual property budgets, monthly financial, annual reforcasting of accounts payable, achieve budgeted property management fees, tenant reconciliations, abstract leases, tenant insurance requirements.
  3. Operations: Coordinate building, grounds maintenance and repairs in partnership with building operational staff, conduct regular property inspections, maintain vacancies, obtain bids from vendors for property services, develop and execute vendor contracts, secure insurance requirements from vendors, maintain and monitor tenant sales reports, and lead owner teams comprised of various organizational team members.
  4. Leasing: Assist leasing staff as needed, assist with tenant lease renewals through providing strong operational relationship knowledge. 
Requirements:
  • College degree required
  • Minnesota Real Estate License required
  • 5+ years of real estate management experience preferred
  • Strong analytical skills
  • Excellent oral and written communication skills
  • Strong human relation skills in order to interact positively with a wide range of people
  • Good computer skills with working knowledge of Word and Excel
  • Very strong organizational skills and ability to handle multiple priorities
  • Ability to work in a team environment
